RENTAL CRITERIA Credit and Background History: We check your credit and background to verify a satisfactory history, also to verify that there are not any open bankruptcies or unpaid rental judgments or evictions, in order to be approved. The application fee of $45 per adult is for this purpose. Applicant will be denied if there has been an eviction, an open bankruptcy, or has been convicted of a felony.
Rental History: We require satisfactory rental history. We contact your previous residencies to see the number of times you where late, how you maintained the property and the overall condition of the property. Applicant will be denied if another rental agency is owed a debt.
Employment History: We must be able to verify that you have a gross monthly income of at least 3 times the monthly rent. Married couples and related residents over 18 may combine incomes. You must provide proof of income through copies of pay-stubs and/or tax returns.
Pets: The pet policy varies from property to property. When pets are allowed there is a non-refundable pet fee of $200 per animal with maximum of 2 pets. Some properties also may have additional monthly pet rent assessed depending on the owner's requirements.
The following breeds will not be allowed: Akita, American Pit Bull Terrier, American Staffordshire Terrier, Caucasian Ovcharka, Caucasian Shepherd, Chow, Doberman Pinscher, German Shepards, Pit Bull, Presa Canario, Rottweiler, Staffordshire Bull Terrier, Wolf Dog. Assistive animals will be accepted with the proper documentation from a medical professional.
Security Deposits: The typical security deposit is equal to one months rent. The security deposit is 100% refundable to you as long as no damages occur to the property and it is in the same condition it was rented with no additional cleaning needed. In addition there is a cleaning deposit. The security deposit may be more depending on your ability to qualify for the property.
Renters Insurance: We require that the tenant obtain renters liability insurance and it is recommended that tenant also obtain personal property insurance.
